How Nestoo quotes for your office, and what shapes the cost
Every Nestoo Worksphere office is quoted individually, because each one is built for a particular team, building and locality in Bengaluru. There’s no price list and no instant estimate. We prepare your quote once we understand your requirements, and your proposal sets out the fee and what it covers.
Here is what shapes the cost, what comes as standard, what a proposal covers and how to check any quote, ours included.
Why is there no price list?
There’s no price list because two teams of the same size can need very different offices. The locality, the building, the layout, the extras and the term all change the cost.
A published figure or an instant estimate wouldn’t match your office, so we prepare a quote for your team instead.
What shapes the cost of your office?
Your office’s cost depends on the locality and building, the space your team needs, the layout, the fit-out, any extras and the term. Whether you share the office or have all of it to yourselves matters too.
-
The locality and the building
Rents differ from area to area, and between buildings in the same area, depending on the kind of building and its grade.
Choosing a location Office rents by district (market data, not Nestoo prices) -
Space for your team
The floor area follows from how many people you have now, how many you plan for, and how closely they sit.
How much space your team needs -
The layout
Cabins, meeting rooms and special rooms take more space and more building work than open workstations.
-
The fit-out and finish
Every office is built to suit, so how much is customised, the finishes and any branding all change what it costs to build.
Fit-out costs (market data, not Nestoo prices) -
Extras on request
Items such as phone booths, a server room or 24x7 access are added only when you ask for them.
What’s standard and what’s on request -
The term
A longer term spreads the cost of building your office over more months.
Why built offices carry longer terms -
Shared or entire office
Managed Office Space is your own lockable office inside a shared, managed office: you share the reception, meeting rooms and cafeteria. Private Office Space is an entire office for your company alone, so every room is yours. In a shared office, fewer rooms are built for your team alone.
What comes as standard in every Nestoo office?
Every Nestoo office comes with furniture, cabins, meeting rooms, a pantry and cafeteria area, air conditioning and high-speed internet. Power backup, housekeeping, security and access control, IT support and parking (subject to the building’s parking allocation) are standard too.

- Private Office Space: Every room is yours, and a reception is on request.
- In a shared office, ask us about a server room or 24x7 access: it depends on the building and the shared office.
What does your proposal set out?
Your proposal sets out six things about your office before you sign the agreement:
- The building, the space and how it will be planned for your team
- The monthly fee and what it covers
- Anything you’ve added on request
- The term and any deposit
- How payments work
- A timeline for your office
If anything in it is unclear, ask. That’s what the proposal stage is for. See how a proposal fits into the process.
How to compare our quote with others
Compare quotes on the same basis, and get the answers in writing. Start with these three checks.
- What’s charged separately, and at what rates
- The year-by-year cost for the whole term, including escalation (the agreed increase in the fee over time)
- The cost of leaving early, worked through for each year
Hold our quote to the same checks. The full proposal checklist covers scope, term, money, the build and running the office.

These cover fees, hidden charges, GST, deposits, lock-ins and what happens if your team changes size.
What does the monthly fee cover?
Your proposal sets out exactly what your fee covers, including anything you’ve added on request. The standard items above come with every Nestoo office. When you compare providers, check which running costs sit inside each fee and which are billed separately. Ask about electricity, the building’s maintenance charges (CAM), internet and housekeeping.
Are there hidden charges?
Is GST charged, and can we claim input tax credit?
In India, GST at 18% generally applies to renting commercial property and to managed-office services. A GST-registered business can generally claim input tax credit on it. Your own position depends on your registration and how you use the office, so confirm it with your chartered accountant. When you compare quotes, check whether each price is before or after GST.

How much deposit will we pay, and when is it returned?
Any security deposit, often called an advance, is agreed with you before you sign, and your agreement states how and when it comes back. Whoever you sign with, check that the agreement gives a refund date and lists what can be deducted. Our contract guide covers security deposits in the market, with sources.
Is there a lock-in?
Your term, any lock-in and the notice period are agreed with you and written into your agreement. A lock-in is the minimum period you pay for, even if you leave early. In the market, offices built for one client carry longer minimum terms than ready-made space, because the fit-out is recovered over the term. Ask any provider whether the lock-in binds both sides. See lock-in norms in Bengaluru and why built offices carry longer terms.
Do we pay anything before signing the agreement?
No. Nothing is payable before you sign the agreement, and we share the draft agreement with you first. What is payable, and when, is set out in your proposal, so you see it before you sign. Whoever you work with, read the draft agreement before you pay anything. Check too that any advance or deposit is written into it, with its refund terms.
Is parking included? What about two-wheelers and visitors?
Parking is standard, subject to the building’s parking allocation, and how many spaces a building allots varies from one building to the next. So tell us early how many cars and two-wheelers your team needs, and whether visitors need spaces. Your proposal states what you get. Extra parking can be requested, also subject to the building’s parking allocation.
Is the price per person or for the whole office?
Your proposal sets out your fee and how it is worked out. When you compare quotes, check whether each price is per seat or per sq ft, and which area it is measured on. Carpet, built-up and super built-up area can differ a lot for the same office. Our space guide explains carpet vs super built-up area.
What if our team grows or shrinks during the term?
How adding or giving back space works is agreed with you and written into your agreement. Tell us your plans for the next 12–24 months at the start, so the layout and the choice of building leave room for them. With any provider, ask whether expansion is priced in advance, and whether you can give back space before the term ends. If you might move from a shared office to an entire one, see moving to a Private Office Space later.
