What an office interior fit-out costs in Bengaluru, and why estimates differ
Published figures reconciled by scope, with what each includes and leaves out, and how long a fit-out takes.
The short answer
Cushman & Wakefield’s 2026 guide puts a mid-specification office fit-out (office interiors) in Bengaluru at ₹6,027 per sq ft. That figure includes furniture, building services, IT and fees. The guide’s high-specification figure is about twice that. The lower figures of ₹1,200–1,650 compared here price a smaller scope or come from operators building at scale. In a managed office, the operator usually pays for the fit-out and recovers it through your monthly fee.

How much does an office fit-out cost per sq ft in Bengaluru?
The fit-out figures published for Bengaluru and India’s other big office markets differ several-fold, because each one measures a different job.
Operators building their own centres at scale sit near the bottom of the range. Consultants pricing an occupier’s finished workplace, furniture and fees included, sit near the top.
Market data, not Nestoo prices. Sources: Cushman & Wakefield, Colliers, Knight Frank, JLL, CBRE, IndiQube, Smartworks, Sevantay Realty, Flipspaces (2024–2026).
Most of the figures below fall between about ₹1,200 and ₹7,000 per sq ft, and a high-specification workplace can cost more. Each is shown beside what it measures.
| Source, type and date | ₹ per sq ft | What it covers | Left out or unclear |
|---|---|---|---|
| Cushman & Wakefield, consultant, December 2025 prices | 6,027 | A mid-specification (“collaborative hybrid”) workplace, all-in: furniture, services, IT and fees | An indicative average, not a project cost |
| Colliers, consultant, page updated July 2024 | 3,500–5,000 | A Class A office: design, construction and installation, with furniture and equipment | Also lists furniture, cabling and IT as separate lines |
| Knight Frank, consultant, Q4 2025 data | About 2,200 / 3,750 / 7,000 | Basic, mid- and high-spec benchmarks for India’s main office markets | Published in US$ per m²; rupees are our conversion |
| JLL, consultant, Q1 2026 data | No rupee figure | Cat B work, with furniture, IT, AV and fees | Leaves out Cat A, taxes and permits |
| CBRE, consultant’s model, Q1 2025 values | 2,400 | A typical flexible-workspace centre | Per sq ft of leasable area, not carpet area |
| IndiQube, operator, June 2026 data | 1,650 | Its interiors plus renovation, portfolio average | Spread over many buildings, not one office |
| Smartworks, operator, March 2025 | About 1,350 | Budgeted capital spend for its own centres | A budget across 15 cities, at scale |
| Sevantay Realty, fit-out firm, October 2026 | 1,200 to 2,800 and up | Basic to premium bands, per sq ft of carpet area | Furniture may be inside or outside the rate |
| Flipspaces, fit-out firm, July 2026 | 1,600 to 7,000 and up | Bengaluru turnkey bands: design, civil, services, furniture and project management | Marketing figures, per sq ft of carpet area |
How to read the rows:
- Cushman & Wakefield prices three workplace types. For Bengaluru, its 2026 Asia Pacific guide gives US$37 per sq ft for a basic workplace, US$67 for a collaborative one and US$131 for an advanced one. At the exchange rate implied by its ₹6,027, the basic and advanced tiers come to about ₹3,300 and ₹11,800 (our conversion). Among other things, the tiers assume meeting space on under 10%, about 10–20% and over 25% of the floor. For comparison, its collaborative figure is ₹6,567 for Mumbai and ₹6,207 for Delhi.
- Colliers’ Bangalore guide defines its total as the cost of design, construction and installation, including furniture, fixtures and equipment. It also lists furniture at ₹500–800, low-voltage cabling at ₹200–300 and other IT at ₹100–150 per sq ft, without saying whether these sit inside the total.
- Knight Frank publishes US$264 (basic), US$449 (mid-spec) and US$838 (high-spec) per m². The mid-spec figure is an average of Bengaluru, Mumbai and Delhi-NCR. We converted all three at the exchange rate implied by its own rupee figure for high-spec work, ₹75,312 per m², and at 10.764 sq ft to the square metre.
- JLL says its benchmarks are not intended for project-level estimates. On its city index, where London is 100, India’s seven cities are the seven cheapest, and Bengaluru reads about 23 (our reading of its chart).
- The fit-out firms’ bands come from firms that sell fit-outs, so treat them as marketing. Sevantay Realty gives ₹1,200–1,800 basic, ₹1,800–2,800 mid-range and ₹2,800 and up for premium. Flipspaces gives Bengaluru ₹1,600–2,000 basic, ₹2,200–3,500 mid-range and ₹3,800–7,000 or more for premium.
Which published figure fits your situation?
Use the source that matches the job you are actually planning:
- You will lease space and fit it out yourself. Start from the consultants’ benchmarks for a corporate office, from Cushman & Wakefield, Colliers or Knight Frank, at the specification you want. Then check what your floor already has (what each stage includes).
- You are comparing fit-out quotes. Use the fit-out firms’ bands only as a sense check, and compare the quotes item by item with the quote checklist.
- You are taking a managed office. The operator’s cost of building usually sits inside your monthly fee. Compare fees, terms and what each fee covers instead (how managed offices pay for the fit-out).
Why do the estimates differ so much?
Published estimates differ mostly because they count different things. Six questions explain nearly every gap: how much is built, to what specification, what is included, who is building, on what area, and when.
- How much is built. A fit-out on a bare-shell floor must add services that a warm-shell or Cat A floor already has. JLL’s 2026 benchmarks, for example, price Cat B work and leave Cat A out (what each stage includes).
- To what specification. Finishes, the number of enclosed rooms and the technology move the price within any one source.
- What is included. Furniture, IT, AV, design fees and project management sit inside some figures and outside others (which figures include furniture and IT). JLL’s figures also exclude taxes and permits, so ask whether any figure includes GST (how GST applies).
- Who is building. Operators build many centres to standard designs. Samco’s IPO note credits Smartworks’ lower figure to scale and area efficiency. CBRE adds that operators may hold fit-out inventory and well-negotiated vendor contracts, because they build offices for many clients.
- On what area. CBRE’s figure is per sq ft of leasable area, which includes a share of the building’s common areas. The fit-out firms quote per sq ft of carpet area, so the same spend looks higher on their basis (which area you are being quoted).
- When. The figures date from 2024 to 2026, and JLL and Cushman & Wakefield both report fit-out costs rising over the past year, so older figures understate today’s prices.
Market data, not Nestoo prices. Sources: Cushman & Wakefield (December 2025 prices), Knight Frank (Q4 2025 data), JLL (Q1 2026 data), Smartworks (March 2025).
Specification alone can more than triple the cost. Cushman & Wakefield’s advanced workplace in Bengaluru, US$131 per sq ft, is about 3.5 times its basic one, US$37. Knight Frank’s high-spec benchmark for India, US$838 per m², is more than three times its basic average, US$264. JLL measured fit-out costs rising 2–6% across regions in the year to Q1 2026. In Cushman & Wakefield’s India survey, 77% of contractors expected their own prices to rise slightly over the next six months.
Put together, these explain how Smartworks’ ₹1,350 and Cushman & Wakefield’s ₹6,027 can both be right. One is a 2025 budget for an operator’s own large centres; the other is an occupier’s mid-specification workplace, furniture and fees included, at December 2025 prices.
Planning an office, not just a fit-out?
Shell, warm shell, Cat A and Cat B: what’s in each?
Shell, warm shell, Cat A and Cat B describe how finished a floor is before your fit-out begins. The less the building already has, the more your fit-out must build, and the more it costs.
| Condition | What the floor already has | What your fit-out adds |
|---|---|---|
| Shell and core | The structure, outer walls, roof and windows, with basic electrical, plumbing and fire-protection services | All the interior work |
| Bare shell | Outer walls and minimal flooring; air conditioning and lighting incomplete | Services, ceilings, finishes, layout, furniture and IT |
| Warm shell | Some finishes, such as air conditioning and floors, with minimal mechanical and electrical services | Layout, finishes, furniture and IT |
| Cat A | Completed internal services, such as lighting and air conditioning, with basic finishes: a working but empty floor | Rooms, finishes, furniture, branding and IT: the Cat B work |
| Cat B | A finished workplace with partitions, branding and technology | Your team and equipment |
| Ready to occupy (plug-and-play, or Cat A+) | A fitted-out office with furniture and IT, ready to use on handover; the fit-out is in the rent | Your team and equipment |
The definitions follow Brigade Group, a Bengaluru developer (June 2025), and the property consultant Savills (July 2023). JLL’s benchmarks, which price Cat B work, include builders’ works, mechanical and electrical services, furniture, security, IT, AV, preliminaries (the contractor’s site costs) and professional fees.
The labels overlap in practice: one landlord’s warm shell can include part of what another calls Cat A. Ask for the handover specification, item by item, before you compare fit-out quotes. Some operators start from a bare shell: Smartworks, for example, typically leases entire or large bare-shell buildings and fits them out itself, according to Samco’s IPO note. Short definitions of these and other terms are in the office glossary.
What drives the cost of your fit-out?
The floor you start from, the area, the number of enclosed rooms, the building services and the technology drive most of a fit-out’s cost. Special rooms, approvals and late changes add to it.
Market data, not Nestoo prices. Sources: Cushman & Wakefield (December 2025 prices) and JLL (Q1 2026 data).
Cushman & Wakefield splits an all-in fit-out in Bengaluru into five parts, and JLL gives a similar split for Asia Pacific:
| Cost category | Cushman & Wakefield, Bengaluru | JLL, Asia Pacific |
|---|---|---|
| Mechanical and electrical works | 33% | 25% |
| Construction (builders’) works | 23% | 38% |
| AV and IT (JLL adds security) | 18% | 16% |
| Furniture (JLL adds fixtures and equipment) | 15% | 14% |
| Professional fees | 11% | 7% |
In both, building services and construction take more than half the budget, and furniture about a seventh. JLL also found that moving from an open, agile layout to a highly structured one, with more enclosed rooms, can add 20–25% to project costs. It notes that the shares vary with the building’s condition and with what the landlord provides.
What moves your own number:
- The floor you start from. A bare shell needs services and ceilings before any layout; a warm-shell or Cat A floor already has some of them (what each stage includes).
- Area and density. Costs are quoted per sq ft, so the area sets the scale. A denser layout needs more desks, power points and data points in the same space (how much space you need).
- Cabins and meeting rooms. Each enclosed room needs walls or glass, its own lighting and air conditioning, and often AV. Cushman & Wakefield’s dearer tiers assume more of the floor goes to meeting space, and Sevantay Realty’s mid-range band is where glass cabins and meeting rooms first appear.
- Mechanical and electrical services. Extra cooling for a server room or a 24x7 area, more power points and more backed-up circuits all add cost.
- Technology. Structured cabling, Wi-Fi, video-conferencing rooms, access control and CCTV.
- Special rooms and branding. A server room, reception, pantry, phone booths and signage.
- Approvals. The building owner’s approval of your drawings, and any permits, take time as well as money.
- Changes. A change after work starts costs more than the same change on paper, so settle the layout before construction.
How long does it take to fit out and set up an office in Bengaluru?
A ready office is quickest to set up, a custom-built office takes weeks to months, and a new built-to-suit building takes years. Each published timeline also starts its clock at a different point.
Market data, not Nestoo timelines. Sources: Smartworks, Brigade Group, WorkEZ, Table Space, Colliers (2024–2026).
Published timelines run from within days for a ready office to 18–36 months for a new built-to-suit building. Operators quote 30–120 days for a custom-built office, and Colliers puts a conventional Class A fit-out at 20–30 weeks from the start of construction to move-in.
| Route | Published time | Source and date | Clock starts at |
|---|---|---|---|
| Ready office | Within days | Smartworks, August 2026 | Not stated |
| Ready office | 1–2 weeks | Brigade Group, June 2025 | Not stated |
| Operator’s custom-built office | 30–45 days, at its own Bellandur centre | WorkEZ, July 2026 | Contract signing |
| Operator’s custom-built office | 45–60 days | Smartworks, August 2026 | Sign-off of the requirement |
| Operator’s custom-built office | 90–120 days | Table Space, checked October 2026 | Not stated |
| Operator’s custom-built office, large | 120 days for Shell’s 2,000-seat office | Table Space, May 2026 | Not stated |
| Your own fit-out of leased space | 1–3 months | Brigade Group, June 2025 | Not stated |
| Your own fit-out, Class A, about 20,000 sq ft | 20–30 weeks | Colliers, July 2024 page | Start of construction |
| A built-to-suit building | 18–36 months, with a 10–15 year commitment | WorkEZ, July 2026 | Not stated |
Brigade Group’s India averages for each stage of a fit-out (June 2025):
| Stage | Published time |
|---|---|
| Planning and design | 2–4 weeks |
| Approvals and permits | 2–3 weeks |
| Construction and customisation | 6–12 weeks |
| Furniture and IT setup | 1–2 weeks |
Added end to end, the stages come to 11–21 weeks, more than the 1–3 months Brigade Group gives for the whole route. Read them as a guide to each stage rather than a schedule, and ask any contractor for a programme that shows which stages overlap.
If you lease space yourself, the fit-out can outlast the rent-free period. Colliers says Bengaluru landlords typically allow 2–6 months without rent. Its 20–30 weeks from the start of construction is roughly five to seven months, and design and approvals come before that.
How to read these timelines:
- They are mostly operators’ own claims. Smartworks, WorkEZ and Table Space publish them to sell their offices; Colliers and Brigade Group describe conventional fit-outs.
- Ask when the clock starts. It may start at signing, at possession of the space, or when you sign off the layout. WorkEZ counts from contract signing and Smartworks from sign-off of the requirement.
- Check whether finding the building is included. WorkEZ and Smartworks quote for offices built inside centres they already run. If your office needs a building found and leased first, add that time.
- Ask what happens if handover slips. Get the milestones, and any remedy for a late handover, written into the agreement.
With Nestoo Worksphere, the timeline for your office is set out in your proposal, and what decides an office’s timeline lists the factors.
How do managed offices pay for the fit-out?
In a managed office, the operator usually pays for the fit-out and earns it back through your monthly fee over the term.
CBRE’s 2025 report on India’s flexible workspace market says the operator usually invests the upfront capital to build the office. Clients can then avoid that outlay.
Because the cost is recovered month by month, offices built for one client tend to carry longer minimum terms. The arithmetic is worked through in why built offices carry longer terms, and lock-in, deposit and exit covers the rest of the agreement.
Nestoo designs and fits out every office for the team that will use it, then runs it day to day: see how built-to-suit works. How the fit-out cost is handled, and the term that goes with it, are set out in your proposal.
What should a fit-out quote include?
A fit-out quote should show what will be built, to what standard, by when and for how much. Use this list to compare quotes item by item, whoever prepares them.
- Drawings and a scope schedule. The layout, plus a list of every room and item, so that each quote prices the same office.
- A bill of quantities. The quantity and rate for every item, so that later changes are priced on the same basis.
- Specifications. Makes, models and grades for finishes, furniture, air conditioning, lighting, IT and AV.
- The starting point. Whether the price assumes a bare-shell, warm-shell or Cat A floor, and who does the base work.
- Exclusions, in writing. Fit-out firms name the items first quotes most often leave out. Sevantay Realty lists air conditioning, fire detection and suppression, CCTV and access control; Flipspaces adds AV, acoustics, signage, pantry appliances and the project management fee.
- Fees and taxes. Design and project management fees, and whether each price includes GST.
- Approvals. Who gets the building owner’s approval and any permits, and who pays for them.
- A programme. Dates for each stage, when the clock starts, and what happens if handover slips.
- Payments and changes. Payments tied to work completed, and a written process for pricing and approving any change.
- Snags, warranty and handover. A snag list at handover with a date to fix it, a defects period, warranties, and as-built drawings and test certificates.
The same discipline applies to a managed-office proposal: the full proposal checklist works on any provider’s offer, ours included.

Frequently asked questions
What is a turnkey (design-and-build) fit-out?
A turnkey, or design-and-build, fit-out puts design and construction under one contract, so one firm answers for the whole job. Knight Frank estimates that design and build can shorten project timelines by 20–30% compared with traditional sequential delivery, where the design is finished before building starts. The trade-off is control. CBRE, writing about fit-outs handed to one provider, notes that the timeline and quality then depend on that provider. It advises writing requirements, deadlines and progress reviews into the contract.
Are furniture and IT usually included in fit-out cost figures?
It depends on who publishes the figure. Consultants’ benchmarks often include them: Cushman & Wakefield’s 2026 Bengaluru figures and JLL’s benchmarks cover furniture, AV, IT and professional fees. Fit-out firms’ rates vary. Flipspaces’ Bengaluru bands include furniture, but it says first estimates often leave out AV and technology, and Sevantay Realty says furniture can be inside or outside the rate. Colliers counts furniture in its total but also lists furniture at ₹500–800 and cabling at ₹200–300 per sq ft separately. Ask every quote to list both.
